Buying a Home When You Work Shifts: A Former Paramedic’s Guide for Moncton Healthcare Workers and First Responders

Most real estate advice assumes you work 9 to 5. This one is written for people who don’t.

The short answer

You can absolutely buy a home on shift work. The key is planning around your rotation from day one: get pre-approved early[1], give your REALTOR® your schedule, let new listings come to you, batch showings on your days off, and build offer and condition dates around your shifts so you’re never making big decisions coming off a set of nights.

Before I was a REALTOR®, I spent ten years as a paramedic. So I know what it’s like to try to do anything important on four hours of sleep, between a set of nights and a set of days, when your phone’s on silent because you’re finally asleep at 11 a.m. Most real estate advice assumes you work 9 to 5. If you’re a paramedic, nurse, doctor, firefighter, RCMP member or anyone else in healthcare or emergency services, here’s the version written for you, from one of the real estate agents in Moncton, NB who’s actually lived the schedule.

Why buying a home on shift work feels harder

It’s not that you can’t do it. It’s that the process is built around weekday business hours, and you’re often asleep, at work or just completely done during those hours. Showings get booked, offers get deadlines and lenders want documents, all on someone else’s clock.

The fix isn’t working harder. It’s planning around your rotation from day one.

Step 1: Get pre-approved early (and plan for your pay)

Pre-approval is where every purchase should start. It tells you the maximum a lender may lend you, and it can let you hold an interest rate for 60 to 130 days, depending on the lender[1]. So you can line it up during a stretch off and have it ready when the right home shows up.

If your income includes shift premiums, overtime or casual hours, talk to your mortgage broker about how they’ll count it, and ask what documents they’ll need. Having your pay stubs, employment letter and tax documents ready ahead of time saves a lot of scrambling later.

A quick money refresher while you’re planning:

  • The minimum down payment in Canada is 5% on a home of $500,000 or less. Between $500,000 and $1.5 million, it’s 5% of the first $500,000 and 10% of the portion above it[2].
  • If your down payment is under 20%, you’ll typically need mortgage loan insurance[2].
  • New Brunswick’s Real Property Transfer Tax is 1% of the purchase price or the assessed value, whichever is greater, paid when the deed is registered[3].

My buying page breaks down the rest of the closing costs so nothing catches you off guard, and if this is your first home, my guide for first-time buyers in Moncton covers the savings programs too.

Step 2: Find a Moncton REALTOR® who works around your schedule

The best REALTOR® in Moncton for a shift worker is one who builds the process around your rotation, not the other way around. So send your agent your schedule for the next couple of months, with your days off, your nights and the days after nights when you shouldn’t be making big decisions. Then plan showings, inspections and signing around it.

Rotating shifts, night calls, last-minute changes. I plan around your reality, not a 9-to-5 assumption. If you get held over or called in, we move things. No guilt.

Step 3: Shop smart when your time is limited

Let the listings come to you

I set you up with a private MLS® feed that sends new listings the moment they hit, filtered to what you want. You can scroll on your break and flag the ones worth seeing.

Use video when you can’t be there

If you’re on shift when a great home comes up, I can send you a video walkthrough, so you can see the place between shifts and decide whether it’s worth booking a showing on your next day off.

Batch your showings

Put three or four homes into one block on a day off instead of scattering them across your week. You’ll compare them better, too.

Step 4: Look at a home like a shift worker

Some things matter a lot more when you sleep during the day:

  • Bedroom location: is it on the quiet side of the house, away from the street and the neighbour’s driveway?
  • Blackout potential: can you darken the bedroom easily? Big east-facing windows are lovely until you’re trying to sleep at 10 a.m.
  • Daytime noise: visit during the day on a weekday. School buses, playgrounds and construction all sound different when you’re trying to sleep.
  • The commute at your hours: drive to work at shift change, not just at rush hour. And think about winter roads at 6:30 a.m.
  • Parking: will you be blocked in, or blocking someone in, when you leave at odd hours?

The Moncton Hospital[4] and the Dr. Georges-L.-Dumont University Hospital Centre[5] are both in Moncton, so test your drive to the one you’ll actually be working at.

Step 5: Make offers and conditions work around your shifts

Offers come with deadlines, and conditions like financing and inspection come with dates. When we write an offer, we can build those dates around your rotation, so you’re not trying to review an inspection report coming off a set of nights. Ask for a little more time when you need it. A clear explanation of why usually goes a long way.

I explain every clause before you sign, and I’m happy to do it by text, by phone or in person, whichever works for the state you’re in that day.

Relocating to Moncton for a healthcare or first responder job

If you’re moving here for a new position, you may be buying from out of province or before you’ve even seen the city in person. That’s very doable. We can do virtual walkthroughs, I can tell you honestly what living in Moncton, Dieppe, Riverview or the surrounding communities is like, and I’ll connect you with local lawyers, mortgage brokers and inspectors I trust.

Why I do this

Ten years on the road taught me what this work costs and what it gives. You won’t have to explain that context to me. That’s why I’ve made it my mission to be a real pillar for the people who take care of everyone else.

I’ve always been the calm in the chaos, and I bring that same calm to buying a home. There’s always a way to make it work. Everything is figureoutable.
