Time to book the truck, but you can only move in once it officially closes. NB Power transfer too.

Closing day

Pre-closing walkthrough in the morning. The lawyers wrap the paperwork. Keys transfer to you when the lawyers tell us it's officially closed, typically late afternoon.

  • What kind of home? Single family, semi-detached, condo, townhome.
  • Old or new? Character vs. modern, maintenance vs. move-in.
  • Your commute? Drive, transit, walk. Test it before you commit.
  • Outdoor space? Yard, deck, entertaining, kids, dog.
  • Walk score? Schools, shops, groceries, proximity matters.
  • Must-NOT-haves? The deal-breakers nobody asks about.

Closing costs in New Brunswick

What you actually pay on closing day.

On top of your deposit and down payment, plan for closing costs. In New Brunswick that's typically 1.5% to 4% of the purchase price. On a $400,000 home, expect roughly $6,000 to $16,000 on top of what you've already saved.

Here's the breakdown so nothing catches you off guard:

  • Land Transfer Tax. 1% of the purchase price or assessed value, whichever is higher. On $400K that's $4,000. No exemptions in NB. Not for first-time buyers. Not for anyone.
  • Lawyer fees and disbursements. Typically $1,200 to $2,500 all in. Covers the legal work, registration fees, title search and document prep.
  • Title insurance. One-time cost between $500 and $1,000. Required by most lenders. Protects you from hidden title issues like unknown legal claims or ownership disputes.
  • Home inspection. Usually $400 to $700 depending on the size and age of the home.
  • Property tax and utility adjustments. If the seller pre-paid taxes or utilities past closing day, you reimburse them their share. Varies.
  • Home insurance binder. Required at closing. Plan for the first year's premium.
  • Mortgage default insurance (CMHC). Only if your down payment is under 20%. Cost varies based on down payment size. Often rolled into the mortgage.
  • Moving expenses. Truck, movers, takeout the first week. Not glamorous but real.

Numbers above are typical ranges for Southeastern New Brunswick in 2026. Your actual total depends on the home, your lender and the choices you make along the way. I walk through the math with every client before you sign anything, so you know exactly what you're working with on closing day.
