Selling your home, done right.

Strategic pricing. Honest communication. A REALTOR® who answers her phone and treats your listing like it matters, because it does.

A solo REALTOR® with the right support

You work with me. The rest happens behind the scenes.

You'll work directly with me from first conversation to closing day. Behind the scenes I'm supported by a small trusted crew: an admin who keeps everything moving, a professional photographer who makes your home shine and an experienced home stylist who shapes the listing itself. REAL Broker handles the transaction paperwork in the background so I can stay focused on you.

One REALTOR® through every step. Real support where it counts.

The countdown to selling

Ten steps. One steady process.

From CMA pricing to officially sold. Here's how we do it.

01
$

Set the price

A real Comparative Market Analysis. Your true value in this market, not a guess.

02

Get ready

Cleaning, repairs and small updates so your home shows its absolute best.

03

Stage it

81% of buyers say it's easier to picture a staged home as their future home. Staging is an added expense, but it often pays for itself.

04

Take photos

Diane Roy, our professional photographer, captures your home the way it deserves to be seen online.

05

Lockbox and sign

The FOR SALE sign goes up, the lockbox goes on. Only licensed agents, inspectors and appraisers can access it.

06

Live on MLS

realtor.ca, MLS partner sites, social media, REALTOR®-exclusive networks. Your home, in front of the right eyes.

07

Showings & feedback

Leave 15 minutes before, all lights on, surfaces clean. Feedback in your inbox within 24 to 48 hours.

08

Review & negotiate

I negotiate on your behalf. The highest price isn't always the strongest offer. We look at everything.

09

Move out, close out

Property cleaned to a professional standard the day before. Buyers do their pre-closing walkthrough on closing morning.

10

Officially sold

When the lawyers tell us the property is closed, the buyers get the keys. You have now officially sold and closed on your property. Congratulations.

Why staging matters

You only have one first impression.

Buyers want to picture themselves living in the space without the distraction of your personal items. They want to create their stories and memories, not walk through yours.

Staging shows the potential of the property and the space available. Universally friendly furniture, art and accessories that help buyers picture themselves living there. Staging is an added expense to consider, but the right stager can transform every room into a space that feels inviting and move-in ready.

81% of buyers viewing a staged home said it was easier to visualize the property as their future home.

Marketing strategy

Where your home shows up.

Professional photos. Full property details. A mapped location. Across every channel that matters.

How I price your home

Three kinds of market. One real number.

Pricing involves several factors. Here's how I think about it.

Buyer's market

Supply exceeds demand. Sellers lower prices to compete. Strategy matters more than ever.

Seller's market

Demand exceeds supply. Sellers have the upper hand. Pricing leverage we work together.

Balanced market

Roughly equal. Reasonable offers, average days on market, careful positioning.

For every listing, I analyze recent sales in your area, the active competition, the condition of your home and the overall market. Then we set a number that's grounded, not aspirational.

Seller's prep checklist

The work that makes a listing.

General maintenance, deep cleaning, organization and curb appeal. There's a full checklist inside The Seller's Playbook that walks through every item, room by room.

Print it. Save it. Work through it the weeks before listing day.

When we made the decision to sell our home and buy one that better suited our growing family, Rachel was right there with us every step of the way. Even though Rachel has become like part of our family, she pulled no punches and gave us the straight, unadulterated facts. That helped us tremendously in making reliable decisions throughout the entire process.
